Investment Thesis
Seminole Heights is an established, design-forward Tampa neighborhood with sustained renovation activity and strong demand for updated homes. The thesis was to acquire a tired property in a maturing corridor and return it to the market in materially improved condition.
Property Story
The property had good bones and a strong location but had been deferred for years. We focused the renovation on the elements that drive value in this neighborhood: an updated kitchen and baths, restored original detail, and a layout that better suits how the home is used today.
Improvements Made
Full kitchen and bath renovation, systems updates, restoration of original millwork, refreshed exterior, and a reconfigured primary space.
Lessons & Insights
In a historic neighborhood, restraint is part of the value. The improvements that mattered most were the ones that respected the home's character while making it genuinely livable.
